Prospective Buyouts


Option 1 - Buyer purchases a complete package of real estate … for an agreed upon amount which includes liquor license


2228 State Street - Empty Lot

2302 State - Presently Used As Consignment Store

2306 State - Rathskeller Cafe Building w/ Two (2) Second Floor Apartments


Buyer then has flexibility to do optional improvements such as expanding the tavern / restaurant into 2302. 


This could result in a expanded kitchen, expanded bathroom area, additional table space, a second bar, addition of gaming machines


Purchasing the three properties could also allow for relocation of The Sundowner to behind the bar instead of in the 2310 State Parking Lot


Buyer has access to the second-floor apartments for a revenue stream


Buyer could use the 2228 area for patron parking



Option 2 - Buyer purchases the liquor license and bar equipment as listed for $175,000.00


Breakdown is $125,000.00 for liquor license and $50,000.00 for the mutually agreed list of equipment, supplies plus liquor and beer inventory. The $50,000.00 equipment may include the Sundowner


Buyer enters into lease agreements for the tavern building at $1,100.00 per month and another agreement to  cover the extended premises in the 2310 parking lot (amount to be determined)


If the buyer doesn’t buy the Sundowner Frame, A team would be available to set up and take down the Sundowner at an annual fee (amount to be determined) and store in the WAREHOUSE


Option 3 - Seller agrees to a hybrid agreement. Call it the 5 - year plan.


In this scenario, the buyer purchases the liquor license for an agreed amount and executes a prommisory note to pay off the liquor license under a 5-year payback plan at a reasonable interest rate. A legal document would be written up that gives seller the right to buy back the liquor license at the amount that it was sold for

Buyer would operate the tavern for 5 years and pay rent to Carn Holdings for all miscellaneous equipment etc.
